Director of Facility & Grounds
Full-Time Exempt Position
POSITION SUMMARY:
This position supports the work of the Y, a leading nonprofit, charitable organization committed to strengthening community through youth development, healthy living and social responsibility. The Director of Facility and Grounds at the N. Middlesex YMCA intentionally fosters a cause-centered culture that is welcoming, genuine, hopeful, nurturing, and determined while also overseeing the maintenance and improvement of YMCA facilities and vehicles.
ESSENTIAL FUNCTIONS:
- Provides overall coordination of facility and vehicle maintenance, including planning and developing preventative maintenance and ensures that assigned vehicles and other equipment are maintained and operated in accordance with the policies and procedures of the YMCA.
- Anticipates risk, implications, and possible outcomes before taking action.
- Completes repair work and projects in a timely manner. Oversees all contractors that work in the facility and grounds. Provides scope of work, request and review bids, review and approve contracts, and recommend selection of contractors.
- Must be a hands-on leader to perform basic to complex maintenance duties to ensure the building’s equipment and property are in good operating condition, including conducting minor electrical and plumbing repairs, equipment repairs and maintenance (including pool and HVAC), carpentry, and painting.
- Works with outside agencies such as fire, health, building depts., etc. to ensure compliance with all local, state and federal regulations related to facilities and grounds.
- Hires and oversees all vendors working in facility and grounds. Provide project scope of work for vendor bids.
- Manages all capital-building projects.
- Prepares budgets and interprets balance sheets, income statements, cash flow statements, and forecasts to support the preventative and annual maintenance plans and monitor expenditures.
- Identifies and mitigates significant business, financial, and operating risks and advises management on maintenance issues and projects as requested.
- Recruits, hires, trains, develops schedules and directs assigned staff and volunteers. Reviews and evaluates performance. Develops strategies to motivate staff and achieve goals. Models relationship-building skills in all interactions.
- Updates facility plans periodically. Develops annual plan of capital projects, consistent with the YMCA’s strategic plan and community needs.
- Provide expertise and project management support to the outdoor center during capital projects and seasonal opening/closing projects.
- Ensures that all mechanical infrastructure systems, electric, ventilation, HVAC and pool operation are well maintained.
- Ensures department is following best practice and safety standards. Updates and writes policy and procedure as needed.
- Actively participates in training sessions and designated meetings.
- Develops relationship with experts and identifies resources that serve to advance facility needs and objectives.

- Fiscal Management
- High School diploma or equivalent; Bachelor's degree in Facility Management or a related field preferred.
- Five years of experience in building operation and supervision of maintenance staff.
- Knowledge of HVAC, steam, boiler, fire safety codes and regulations, electrical and mechanical systems, and experience supervising a multiple shift building staff. HVAC certification preferred.
- Hands-on knowledge of electrical and mechanical systems required.
- Excellent verbal and written communication skills.
- Must be available to respond to emergency calls during off-hours, including evenings and weekends.
- Solid computer skills with knowledge of MS Word and Excel.
- Must be able to effectively manage self and others in a fast-paced environment.
- Experience in resident operations.
- Skills in supervision, budget management and project management.
- “POOL” and boiler certifications required within 120 days of employment.
- Ability and current license to drive with record that meets YMCA standards.
- Ability to respond to safety and emergency situations.

- The work is performed both indoors and out, and may require travel to various locations.
